Happy Friday Everyone! We have a new wholesale deal now available in Church Hill. Personally I just bought a house on Jefferson Ave in Church Hill and sold one on N. 33rd St. I think it is a really great time to buy in Church Hill. I cant believe the discounts that are available. Those of us who had wished we had bought here before the huge price increase can jump back in at those previously low prices.

Today we have one 2315 Venable St Richmond, VA. This house is Approx 56 percent loan to value. Brett Valentine from EDC has viewed this home and agree's with the repair budget in the low $30k range. This home needs updated HVAC (air handler is in basement), bathroom updates, cosmetic updates and windows. Located next to four homes that are already completely renovated. Happy Memorial Day! I want to personally thank everyone who has served our country and protected our freedom! I know that a number of our readers are in or were previously in Iraq... Thank you!

Up first today is a home in a nice area near Forest Hill that is priced $90k Below the tax assessment. This one is at 303 W. Roanoke St Richmond, VA. Hi Everyone. Happy Friday to you. I have a lot to share with you so be sure to read through the entire newsletter. First up I want to encourage you to invest in others. When you invest in others it will always come back to you just like any strong investment always does. I am working with a local organization that is going to provide a FREE MARKET in North Richmond in late May. The goal is to feed and provide clothing to 500 North Richmond families. I need your help by donating some used clothing and shoes. I have designated a drop off point at a house we are currently working on in Henrico County. You can drop off the clothes and then stop in to check on our progress on this house. It is located at 1313 Elon Dr Richmond, VA. It is in Farmington neighborhood near Regency Mall area. Just drop off your bags or boxes of used clothing, leave them in the front yard or the driveway and we will take them to the free market in North Richmond.... THANK YOU for helping to support this effort. The North side families will greatly appreciate it.

Here is another house in Eastern Henrico for you to consider. This one is at 10 N. Virginia Ave in Highland Springs. This is a 4 BR, 2 Bath home located on a .5 acre lot with a house built in the late 1940s. It is approx 1500 SF in size, should appraise around $155k, needs around $32k to retail and is priced at $62k for you. That should leave you over $50k of equity and a loan to value that will fit hard money requirements. This home will make a great Henrico 4 BR rental or you could flip it to a first time home buyer as well.

We continue to find the market easy to flip in. It is a great time to wheel and deal. Our house in Henrico sold this week, 4 days on the MLS and we ended up with two different buyers who wanted to buy this home. Don't believe everything the media is telling you about the market. We are finding it easy to do great in 2009.

Hi Everyone! I have been speaking at various events about flipping to first time home buyers (let me know if you want me to speak to your group). We created a special blog this week that is called $8,000 tax credit for dummies. If you are considering this strategy you should read this blog.

We do have a really great property that can be flipped to a first time home buyer in Eastern Henrico. It is located at 327 Seven Pines in Sandston. It is priced at $91k. Comps range in the $150k range. It is a fast and easy renovation that should take just 2 or 3 weeks. This one is a 4 BR, 1 Bath Cape Cod is a nice neighborhood. Please contact me direct at 804-677-9025 to take a look. It will not fit to all hard money guidelines for no money down, but if you can put some money into the deal this is a great one.

I want to share with you a very recent investor sucess story. An out of town investor recently bought a house from us at roughly half of the tax assessment. They paid around $60k and the as-is appraisal was over $100k on this house. They financed it using None of their own funds. The renovation was complete in well under a week. They rented it to a section 8 tenant less than 10 days after they closed on it. They now plan to refinance it and pull some equity cash out. What did they accomplish in this transaction?

They used none of their own money. They gained a TON of equity. Quickly renovated the house and got a great tenant who will pay on time every month (section 8). They will soon refinance and pull additional cash out and do look to do another property with me soon. They now have an income producing asset that is producing positive monthly cash flow. Isn't this almost like manufacturing equity and money?

They also built a very strong team of which I am happy to be on. They built a team that included a lender and a strong contractor. Here is what they told the contractor: "Thanks Doug! We're absolutely pleased and appreciate all your help and hard work! Thanks to you I didn't have to show it, which I wasn't real thrilled about in the first place...Can't wait to have you help us again! The house looks so much better, better than I expected! Hopefully in the future I'll be able to get into the Richmond market and recommend you. Thanks again! You were a pleasure to work with :)

Agents and others: I have two houses we are selling retail right now. One in Short Pump and one in Lakeside Henrico area. Both are excellent values and renovated. We are offering to pay the Buyers closing costs as well. We will pay the realtor 3 percent commission plus an additional $500 bonus for selling them. Please contact me if you are working with clients who may be interested.

The house in Church Hill on Jefferson St is sold and no longer available. This one had a lot of interest because it was priced for half of the current tax assessment and does not need much work. It will be a great MCV students rental.

The house at 303 W. Roanoke St Richmond, VA 23225 is available again. This one is $91k. It has a tax assessment of $175k and needs around $27k of work to retail it. It needs HVAC, windows, new base cabinets in kitchen, paint, power wash and a lot of yard work! After repair comp is around $185k on this one which will make this one a great deal in a nice location. This one could be flipped or rented.

I also have two more in Eastern Henrico that could work depending on your exact loan to value guidelines for your lending. One is in the Sandston Seven Pines area and the other is off Mechanicsville Turnpike. Please let me know if you are interested.
