Hello Everyone! Happy Labor Day 2010! yes, I know I am few days early on this greeting. Celebrating our labors is worth while in this economy - ha ha. We have been operating our website at www.cheaprichmondhomes.com for a long time now and I want to thank the thousands of people on my distribution list.

A lot of people continue to ask me what I am up to so I am wanted to share that I am still buying, selling and leasing which shouldn't surprise you. It is a great market to buy at huge discounts these days and the returns are excellent on flipping houses in Richmond. It is not a difficult model to use and is as easy as buy cheap, fix it up and sell it. OK, maybe not quite that easy but you get the idea I am sure.

I am still doing some wholesaling, but it is selective since I know there are few sources of investor funding. Today investors need cash or private lenders lined up since the days of easy credit and hard money sources are tough to find. Hello Everyone! Happy Memorial Day 2010! We have been operating our website at www.cheaprichmondhomes.com for four years now. A lot has changed in the real estate market in the past four years. Think back to 2006. We were at the height of the market with tremendous appreciation AND credit that flowed steady and super easy! Those were the days of stated income loans where you could get nearly unlimited conventional style funding for your deals. It was a Sellers market so it was really tough finding great deals to buy. Finding properties that would cash flow and easily cover the mortgage were tough to find... Fast Forward to 2010 and all those scenarios have completely changed!

Now we have experienced declining values, tight credit and we are sitting in a Buyers Market. My question is which market would you really prefer? I am serious with this question and want to hear your thoughts on this question so email me direct at jim@cheaprichmondhomes.com.

For me, I really prefer today's market. I am buying more houses than ever. They are easy to flip to first time home buyers and I can buy a lot of solid rentals that easily cash flow. The challenge in todays market is not an inventory of great houses, but rather the ability to find great funding for your investments. Today you still have a couple of options. If you have good credit and some cash available you can use hard money. If your house is really cheap and way below market value you can finance it one hundred percent with no money down. What I have done in this market is establish private lenders and eliminated the need for using banks entirely. I am able to purchase as many homes as I want, fast and easier than ever with no banks or financial institutions involved. If you want to capitalize in todays market you need to overcome the funding hurdle so I suggest you try either hard money financing or work to find financial partners who will work as your own private funding source.

NOW, if you are looking for a great property we do have a couple available right now. One is a 3 bedroom rancher in chesterfield county for $83k. This could be rented or flipped, it is up to you. It is in need of an easy cosmetic update. This one will not likely fit hard money lending requirements for no money down.

The other one we have is a 4 bedroom in Richmond. It is in a very good rental area and it is priced at $39k. This one may fit hard money guidelines. We plan to purchase both and either flip or rent them in the near future, however if someone has some interest in them please let me know by calling me at 804-677-9025

Hello Everyone! I have a 3 bedroom home that we are going to sell for $35k. It is needs about $10 - 15k in repairs to make it a great rental with great cashflow. I first met Jim Ingersoll after seeing one of his newsletters. I was skeptical at first as I couldn’t really imagine buying houses for little or no money down. I decided to give him a call and find out what the foreclosure/flipping world was all about. Jim and I met for coffee and as hard as I tried I could not find anything wrong with his program but I was still skeptical about the existence of these houses.

Once Jim took us out to view some available properties we’re were absolutely sold on his system and quickly made our first purchase. The first house we bought for 62K. We invested about 4k in repairs (Paint, carpet and HVAC service).We financed 100 of the purchase price and the 4k in repairs. The house appraised for 119K and we’re currently renting it for $1000.00 per month with over $300 per month in positive cash flow. We were also able to refinance the property after 6 months and do a cash-out refinance.

We took out 19K to use for our next house purchase. The next house was a great brick cape cod in an area currently going through a revitalization. The house was 1700 sq ft and selling for 50k but it needed a lot of work though nothing structural. The house had great bones and needed a new HVAC, windows, some electrical updating, new kitchen and bathrooms, floor refinishing, interior and exterior paint and some minor landscaping. We completed this project in less than 45 days. The final construction budget was 42k plus our finance carrying costs. We sold this house for 139k the first day on the market and made over 30K in less than 60 days. Laura and I have added over 80k to our net worth and we’re extremely excited about our future in real estate. We have seen this system work and could not have done it with the knowledge and guidance of Jim Ingersoll. We’re currently on the hunt for out next real estate flip. THANKS JIM!!!!Tom and Laura

Hello Everyone! DO NOT COME TOMORROW!

PLEASE REMEMBER that we had to reschedule our meeting that was originally scheduled for tomorrow (Saturday)! So many people signed up that we could not fit them into the space. I have secured a couple of sponsers and could use one more. We will be moving this event to a local hotel space... More details to come soon.
