Hello Everyone! SNOW DAY IN RICHMOND SHUTS THE CITY DOWN! I hope I have your attention now. My wife told me today I am too a.d.d. to sit around on a snow day which has led to finally having the time to get a newsletter out to over 3500 of you have that are on my distribution from coast to coast, but most of you are right in snowy Virginia!

I have been enjoying 3-4 lunch meetings each week with a large variety of lenders, contractors and investors. It is the primary way that I can keep my finger right on the pulse of the investing community. I have also been buying a ton of houses lately. Some are being wholesaled, some are being flipped retail and some are making great rentals. I have also sold a couple of small apartment complex's lately both will make great cash flow investments.

Hi Everyone!This year has flown by in 2009. We have seen lots of changes throughout this year in terms of credit, etc. Everyone I meet with agrees this is the perfect storm and most people wish they could just buy more right now. I am planning a networking session right after the holidays. During Christmas season there are a lot of choices in gifts you can get everyone. I suggest you consider buying some books. Reading is great for the mind. I suggest you find some books on real estate or being financially independent. One book I am finishing right now is the Conspiracy of the Rich by Robert Kiyosaki. I highly recommend this book. If you are planning to get some rentals, I suggest books on landlording and property management. If you plan to fix and flip, find some on that topic.

I have SO much to be thankful including an awesome family, my faith in God, etc. What are you thankful for? I am also thankful for the income producing assets we have collected and my tenants that help me pay my mortgages. I am thankful for SO many of you investors who I have wholesaled SO many properties to over the past 3 years.

Over the past couple weeks we have secured the contract on the multi-family in Hopewell. We have another 8 unit in Richmond now, located right near Virginia Union University. It is a great deal, we already have offers pending on it though. I also have a great deal in Church Hill right now that could be flipped or rented, but I am expecting a contract on that one too. Have you been watching the World Series? I have since I am huge Yankees fan. I have been a Yankees fan since I was little and use to watch them on WPIX with Phil Rizzuto announcing the games. Anyways, Nick Swisher has been in a deep post season slump so the Girardi put him on the bench for a game. Last night he pounded the ball against the Phillies. When asked what the difference was he replied that he changed his attitude and went back to playing for FUN! I suggest that if your struggling you take the same advice. Check your attitude and try to have some FUN! Investing in Real Estate right now is a LOT of FUN!

We have a lot of interest in the 10 unit apartments in Hopewell and have been showing them consistently, let me know if your interested. The challenge is that banks will want 25 percent down payment (skin in the game). Speaking of banks, if you want to buy a house without a Bank I have 3 of them right now. Hi Everyone! I have had a number of people inquiring about multi-family opportunities lately. They are intrigued with the possibilities of a ton of cash flow. We seem to get a mini apartment complex about once every 9 to 12 months. We now have another one.

This one is located in Hopewell, not far from Fort Lee. It is two side by side buildings with 5 apartments each. The 10 units are all townhome style with 2 bedrooms up, kitchen and living room down. They are located at 1300 and 1400 New York Ave. Some of the apartments have been renovated with new hvac, kitchens, etc. The renovated units are rented for $600 per month.
